Not sure I will ever do another one with Multiple investors and having to do a PPM.

In the end we decide to go with Digb because the also handle the taxes and multiple LLCs really well. 

Any time you have multiple homes on the same property, you're going to have problems getting financing.

Crowdfunding or real estate syndications also pool capital from multiple investors.

Look for properties that have past due taxes more than 3 months, one that always pay late, ones with multiple listings ids say 15 or more, go through the obits from 1 year and beyond- not recent.  

One my friends just got done dealing with Greenfield and a multiple lot  re-zoning and permits for new builds.

If you have multiple LLCs you need to setup a separate GB instance per LLC.
