Any advice or tips?

We had just listened to a podcast with Marco from Norada as the guest (Passive Wealth Strategies for Busy Professionals: Demystifying Turnkey Real Estate Investing) and were reviewing the information about the notes on their site.

Each site you evaluate is another step forward and you'll learn more along the way.

Just enter the address of whatever property you're looking at and the site calculates the market rents 

So even if its not earth shattering new tips I learn, the structure of the program, clarity of best practices and a timeline forcing me to implement these strategies, to likely be worth the money.

A good tip is to reach out to contractors, visit local supply stores, and check out online resources for cost ranges.

You are right , lot of variables and a very difficult comparison, thanks for the tip, will search the forum
