The only potential advantages I can think of -- You get the whole commission and don't split it with your broker- It's possible in rare occasions that you'd run into a deal that didn't want dual agency which could preclude an agent with that firm from writing an offer.

This sometimes breaks down if the tenant pays late and includes the late fees or on the rare occasion when they do not pay the full amount due but I have found it quite useful.

I have on one occasion done an unlisted deal where I paid outside of closing (but documented) multiple items that were not part of the transferred property.

Alot of people who have done it will you that there is a very very very slim chance that the bank will ask the loan be paid immediately and even on the very rare occasion that a bank has they backed off because they were still being paid on time.

Was close on a few occasions, but wound up buying residential.

And it is a rare, very rare occasion where I have lowered rent even in a recession, so even if the value has declined and the rent has remained the same; I'm more likely to keep that property rather than sell. 

In two occasions I had a set W/D and a refrigerator left behind from previous residents, one tenant wanted to keep the refrigerator, one tenant wanted to remove the W/D.
