I have contacted the landlord on several occasions, taken pics of the cat at our window, the landlord went on to tell the tenant that I reported her so now she goes around and tells the other tenants that I'm mean and has even used explicatives.

The only potential advantages I can think of -- You get the whole commission and don't split it with your broker- It's possible in rare occasions that you'd run into a deal that didn't want dual agency which could preclude an agent with that firm from writing an offer.

This sometimes breaks down if the tenant pays late and includes the late fees or on the rare occasion when they do not pay the full amount due but I have found it quite useful.

Alot of people who have done it will you that there is a very very very slim chance that the bank will ask the loan be paid immediately and even on the very rare occasion that a bank has they backed off because they were still being paid on time.
