I’ve been starting my research by seeing what is being bought and what is on the market, and live nearby so would like to check out neighborhoods, but am wondering which neighborhoods I should invest in?

I KNOW I am not up to Accredited.It seems to me to be "backwards" thinking that there is LESS risk to a 'novice' in a FUND since the risk is spread out over many Notes and professionally managed, whereas an Individual Note seems like it would carry WAY more risk, especially picking the 'right one' for your investing goals, budget, etc...? 

Have you bought commercial multi out-of-state before?

You can simply request a separate check for the $100 increase to bring the total deposit in line with the new rent amount.

Minimal changes to effect common entrances, no major shifts in load bearing, easy plumbing changes for wherever the new kitchen would be... it's a lot of boxes to check. 

I use my own model that I have built out over the years but I have done deals with rudimentary spreadsheets.

Will you "freak out" when you have to write a check for maintenance or eviction?

If you have to ask those questions then you don’t have the experience to invest out of state.
