The difference being that, with a passive investment, you will most likely have money coming in from the work of others or because of market volatility rather than having the majority of that money being a direct result of your own labor.An example of this would be when I have a meeting with the manager of the Burger King I own or a meeting with the property manager of my MFRs.

You can develop a system based on one metro area.I'd think the purpose would be to better describe a property, it will take a broad brush to paint an accurate picture and compare a parcel in Toledo with a standardized ruler so that someone in Chicago can relate to that property without knowing the Toledo market.
