You need to do a needs analysis of the local area.  

This isn't including other expenses I know but I was planning to self manage the property and hope rates continue to go down so I could refi in the future and gain more margin in rental income.After further analysis and speaking with a friend thats a real estate agent I may want to shift my original plan and sell it.

I want an analytic platform that updates in realtime when properties are listed with a multivariate analysis of each properties. 

You are right @Nicholas L. because up until then I've often felt like I should be analyzing a certain number of deals per week and if I didn't then it meant that I was stuck in "analysis paralysis."

Your journey so far sounds impressive - developing strong analysis skills, building relationships with brokers and industry experts, and even securing potential sponsors is no small feat.

Part of the appraisal is an income analysis, but the appraiser still has to reconcile the income approach with the other two approaches to value (cost and sales comparison).  

I did an entire analysis of the like units that come before mine.

Before making the offer, we did a quick analysis and felt this property could work as LTR and possibly MTR, or STR.

This can help with the analysis paralysis.
