Even if it is mid winter, you could always do an 8 month lease that rolls into a year long lease in August, setting you up for future success, timing wise. 

Last year's summer bookings were specatcular (offseason/winter/fall) have been cold as ice with almost no bookings.

Hey @Forest Wu, you indeed need to own the property to claim bonus depreciation on it. 

Heating costs go up in winter, as does electricity due to the reduced natural light and more people indoors.

We still see deals in Forest Park, Elmwood Park, and other surrounding burbs from time to time.
