That seem like a very low for a furnished rental.

Property managers and agents can be really helpful as well as they’ll give you insight into the market and could have some opportunities for you down the road.In the meantime, try researching the areas you're interested in.

@Rick Zink  "hard money/Private money" typically takes cash as well.

She would like to gift me the trailer to repay me for some of the money I have put out.

I have found that they worked really well when it comes to getting better tenants and better rents, and having less hassle, less headaches, and then getting a higher sales price; without paying closing costs or realtor fees.

I also invest in other assets such as stocks, and private companies as well.
