We've done something similar by offering local coffee, tea, snack baskets, bottled water, local pastries, and seasonal flavors (pumpkin spice, peppermint, gingerbread, etc.) which have been a big hit with much less risk involved. 

I am debating whether i should just fix the shower pan. or, rebuild shower as well just in case water leak is coming from shower walls. what do you think? 

Every area I know has gotten worse and worse and worse on it.Fifteen years ago,  when I was buying, rehabbing houses and holding, I oculd hire a licensed contractor and they were able to change toilets, faucets, even water heaters.

About half of them because of heat, storms, fires and fresh water concerns.

I had a client buy an REO property and there was a water leak.

Water heaters need replacing, bank errors occur, tenants move out, real estate bubbles happen, etc. 

Stocks haven't performed as well in the last 20 years as they have historically from 1950-2000 and the valuations especially on newer companies is eye watering.

With that in mind we are navigating the waters between two very murky districts that both want the same things, but don’t communicate between one another.

If there's a repair or capital expense like new water heater, might take a little more time with getting estimates.
