How are the foundation walls, basement/crawlspace framing, HVAC/heating & cooling, roof, windows, elec.?

My plan is to use the LLC to acquire properties and to be the employer for the property manager when I actually acquire some walls and a roof besides my own personal home.

I think you are mostly correct but here are some examples I have of going the opposite direction:I was removing a load bearing wall.  

Why would you give them free rent with they still have full access and use to the stove, refrigerator, walls, closets, flooring, roof, garage, lawn, etc.?

You will run out of time before getting through all, so you want your time dedicated to the best of the lowest hanging fruit and working from there. 

I found this odd, so I decided to call Cobb County and they advised that a basement can only be rented by one adult with some kind of square footage per person limitation, and I could not wall off the basement door.

Lucky that it was localized to the kitchen and one external wall.10.
