definitely like Franklinton, could see east Franklinton developing into a young/middle-upper class mixed use neighborhood (Boston Seaport) and west Franklinton developing to a township-style neighborhood in the long term (Columbus stacks in Ready Player One)

@Andrew Coletta you're going to have to find fixer-uppers to BRRRR.If you look on the MLS/Zillow, you'll need to search for key words.Start networking with wholesalers, just do NOT trust them.

Mainly because I have to pass inspection from the accrediting body prior to staring the business in the front portion of the building approx 3000 sqft.

It would make sense while you are doing all of this work to also maybe look at installing an individual heat source for the upper unit giving them control over their own unit temperature.
