Use your first deal as a stepping stone to long-term success!

There are a few in my area that I keep an eye on to see how successful they might be and I’m always looking for properties with potential to be something grand.

Focus on tenant screening, building a local team, and learning as much as you can, starting early sets you up for long-term success!

However, there are some investors here who are having a lot of success finding cash-flowing deals through off-market sources. 

I'm an investor and a licensed mortgage broker who has done fix and flips both using my home's equity and borrowing against the investment property.If you (1) have enough equity in your home to fully fund the deals, (2) don't mind tying that equity up for these deals vs saving it for a rainy day and (3) are ok linking the place you sleep with the success of the flips, this could make sense.We offer a ton of different fix and flip programs including putting 10% down on the purchase price and funding 100% of the rehab.

Any success stories?

So far I've had success with three deals and the equity gap was $20-45k for each of them and the rates were 3.125-4.25%.  

The numbers can look great on paper, but the success really depends on buying in the right areas, managing renovations well, and having a solid team in place for property management.If you’re thinking about buying, fixing, and renting, I’d recommend starting by learning as much as you can about the different neighborhoods.
