If the landlord uncovered it, I’d just uninstall it and tell them to take it out of my deposit.I can’t imagine this working well at a large apartment complex like where I live.

Hard to tell based on the distant picture but it looks pretty good to me "as is"Your mindset for a rental vs a flip or personal residence has to be different...... you want it decent, visually presentable and durable....but not so nice that you are wasting $$ or are going to be pissed when the tenant damages or destroys it...because they will.....not IF, but how bad.......I would not paint those cabinets....re-stain at best.

Now, I'm back to square one, looking for contractors who aren't total sissies who will be willing to remodel a house in a not-so-nice neighborhood, and do it quick.I'm pretty sure I don't have any legal resource due to caveat emptor and all that, but I would like to end this with a summary of some lessons that I've learned from this: When investing in a property that needs work, make sure that you have a good network of contractors established who can do the work, (or, you can do it yourself) and make sure you understand everything that needs to be done to the property.Real-estate can be a slimy business, with slimy people, especially when dealing with distressed properties, or properties in bad neighborhoods.

Educating yourself, taking action, finding the deal, working the deal and a job, finishing the house so nicely, making a good profit, quitting your job (because you could, not too early), and ramping up the number of deals!
