I'm lucky my girl has the slovak nationalitie so its a little bit easy-er for me to start, but im focussing now on how i can make a good deal there without burning my money, and most importently where i need to think about, the crucial things..My first plan was buying from a "RE- bureau" who sells properties and pay little bit more but handles all the papers for me.. but last week i found a guy (online) who is a lawyer and sworn translator there and he speaks my language (dutch). the man himself is living there for 20+ years so he should know the rules, i will try to work with him to get some deals from other landloards or 'normal' people to get cheaper deals.

Also, going from 4 units to 5 units takes you into the commercial space which will alter financing options, especially if you look to refi or sell.

What's great is besides those major attractions, the Stadium and Ballpark host other big events (which translates to higher nightly rates and more income for me) like most recently the Country Music Awards, NCAA Bowl Games, Beyonce/JayZ concert.

Not really sure how this translates to the potential of Industrial Storage / Industrial Useage though .On the bldg under consideration of the 65,000 sq ft I am thinking the positive features are the 6 Shipping doors and the ability to drive a tractor trailer inside the bldg if need be . that I would not want to change and I am further thinking that I would save about 5,000 sq ft for that purpose . this is all to the rear of the bldg .
