Quick tips:1st - you do not need income to get financing.

Years ago when I started buying rentals I had some "interesting" experiences with cash tenants and I decided that in (Tenant Friendly Bay Area of) California when I had a cash tenant move out, I would only replace them with a Section 8 tenant.

Along the way, I discovered hardwood floors under the tile (unfortunately, not salvageable) and replaced them with new hardwood.

He doesn't have to worry about a rough needing replaced or a tenant causing $20k in damages after one year living in property.
