Typical basic trouble shooting is to inspect all connections, look for loose connections and oxidization, any warm receptacle plates or light switches, smells of melting wire or plastic, signs of burning/arcing/overheating such as blackened areas around receptacle boxes or anywhere there’s a connection, or flickering lights not associated with the bulb not being screwed in tightly.

Since today is the deadline to file 1099s with the IRS for all contract workers, I thought I'd share a simple "best practice" for getting the paperwork done.Print out a short stack of W9 forms to keep in your car or bag, and hand one to EACH vendor upon your first meeting (or at least before you pay them). 

Missing deadlines (I had an unrepped buyer miss their inspection deadline then ask for a bunch of inspection item concessions after it had passed.

It feels like all of the deadlines are coming up quickly!

I’d use this as an opportunity to reassess your lease verbiage to see what other loopholes you have exposure to.I’d avoid open ended deadlines and make it as specific as possible.Also I saw someone else say you sign last.

Equities post recession was all about getting in and just holding tight in the thick of the curve to get the reversion to the mean, and letting it sit.

The rehab budget is a bit tight and we want to reserve our contingency for any other surprises.  

Depending upon that, and your financial health I would just recommend hanging tight and adding another avenue of future income.
