I would say your best bets is a gym as a tenant amenity or a community room that tenants can rent for family functions, parties, etc. 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

They bought 72 houses in six months at the age of 23 and now drive their Lamborghini to their castle where they party with P-Diddy and drink champagne all day.

If so, would you be willing to share the terms and how it worked out for all parties involved? 

From what I have read, as long as both parties agree to terminate the lease, without any penalties, it should be ok.

If all parties were agreeable (and would likely agree on an interest rate lower than a bank's would be), with $0 down his monthly payment would jump $300-$500, but now he would be building equity in the property.Is there anything else I should tell him or anything I am missing?

While I look at DFW, for the most part I draw a big circle around DFW and mostly look at the outside of the circle. 

However, it’s important to clarify the reasoning behind this shortened lease term to ensure both parties are on the same page, as it could lead to confusion later.
