What's the cost (in $ and headaches and lost rent) if you don;t fix it and it fails when you have tenants? 

If one has to take care of other family members, then that adds another level of stress and complexity.If someone is on their own and wants to gamble, sure, some will take a shot.

Pretty sure you will be ok either way so I would t lose too much sleep over it.  

I would just really stress the complications associated with transferring title post-close with a conventional mortgage.

I have had to deal with this multiple times as the daughter and Niece trying to sell houses that weren’t  retail ready and it’s extremely stressful, especially if your dealing with a nursing home demanding financial proof that you can pay.

We were initially looking to flip homes, which would potentially bring higher immediate cash returns for her enjoyment in her later years, however I’ve been researching the brrrr method as well to generate cash flow without the stress that flip process may cause her.

New builds - IF, and I stress the word IF, there is ever a correction in North Alabama real estate, Hazel Green and Meridianville will not be able to support the current entry price point of new construction there, and could be underwater;  just my opinion of course. 

They are all very engaged and involved so I guess it all boils down to if you want passive invest in T-bills... if you want to earn better- get in the fight.  

I do agree with you though that if you want truly risk free, passive cash flow... buy T bills or open a CD.
