As long as the Deeds were recorded before the lawsuit and or Judgement.SO, isolate RISK, balance equity to $zero$,I have been advised to make sure you fund the LLC properly in the beginning, NEVER co mingle personal expenses, and regularly sweep excess cash out ( ie. through an employment agreement or other DOCUMENTED business agreement like a lease back or whatever).Also remember that you are liable personally for anything you personally do, LLC business or not.

go to a junior college to keep your costs low. why not offer to work for a real estate investor for free (sweeping, menial work) in exchange for him/her teaching the works.my biggest mistake was approving a couple for a renter who was not even close to 3 times the rent. they had always paid the rent on time in the past and always paid me on time - even had $16k in the bank!

One, maybe two tenants most of the time, he doesn't have to: shovel, rake, fix the roof, sweep, worry about the heating system, do pest control, let the gas company in.....you get my point.

In addition to the items you mentioned, you may want to do a tank sweep depending on the age and location of the property, you may want to do a termite, mold, and/or asbestos test.

However; the use for showers, sinks, appliances, etc. is heavy, though I haven't had to replace anything but a kitchen faucet in all these years inside the house, and outside, I bought a new pool sweep and pump.
