If you represent buyers for that project and get commissions as a realtor (and on top of it don't disclose it), it's promotion for all intents and purposes and against the rules so I was just warning you against that in a friendly manner (I'm not here to play the police and people can see through direct or hidden promotions it's not my role to judge for others). 

And for sure even though I work with them in a fairly substantial manner is not just a blanket endorsement that some one should take and not do their own research as you pointed out .

Some GC's are crooks for sure but if these ones are finishing the work in a timely manner, doing quality work, and it's just going a little over budget, then that's pretty normal. 

People will always need homes and that is the basis in which we invest.Reliably finding good deals is the key to sustainability in this.

Having (10) loans with (10) different lenders is possible but is not sustainable in the long run. 

Adding electric vehicles just isn't sustainable.

The people who can't go shopping, partying, or go about their daily lives in a reasonable manner.

i bought a home warranty once and never would again. they rarely have things taken care of in a timely manner, which can be fine for your primary in some cases, but not for a rental. and the companies they contract to do the work, are getting paid pennies on the dollar for those jobs based on the deal they negotiated, so they're in NO rush to get out to you. and like any insurance company, they do all they can to get out of stuff. it was a waste of not only money, but also time and energy.
