It's a very desirable area, and it's a good property, but I think a few quality of life things are holding it back.

Better quality product, better installation, and making relationships is invaluable if you plan to scale.

If that's not the case and the GC still requires 1/3 payment up front,  it means they have other projects that are suffering or lack quality subcontract relationships and can't place them on net 30's and when contractors are moving money around to cover for other projects,  that's a slippery slope. 

agreed  quality paid off rentals are about as solid as you can get.. not only that you have less maintenance and turn over for the same income.. what one misses is appreciation if thats your goal.. more props that all appreciate more wealth depends on your situation..

That might sound good, but keep in mind that quantity doesn’t always equal quality.

@Alex Lickenbrock If your young family needs schools and you don't want to pay for private, you may want to consider the suburbs (and there is a range of school/suburb quality as well).
