Hello there @Kevin Zmick - I was just in a similar situation so you aren't alone...it is much harder to rent out units during this time, but the right will come. 

It sounds like you are missing a conversation with the tenant to understand the situation.

And now with rates being high, plus many areas overbuilt with new apartment buildings, I’d be careful with unknown areas, and also what you read in the media about “hot” areas, up and comers, etc.I was in a similar situation to yours a couple years ago.

Even if you don't have rent caps, it is better to do smaller increases each year before you find yourself in a situation where you are far behind and need to catch up.

Like seriously, with as much due respect as I can provide to you in this situation, you guys need to evaluate what you actually do instead of what you think you’re doing.

Don't ask on this thread, as most tax strategies require a good understanding of your current and future tax situation first.

I think it's important to do a little bit of stress-testing math on your portfolio.

@Sawyer Smith, you mentioned that you’d be running the fund yourself.. it reminds me of a situation my cuosin found himself in a while back.

I have spoken to both a mortgage banker and a modular cabin company and explained our situation.
