There are stickers everywhere saying the house has been Winterized and to have a plumber de-winterize and turn on the water etc.

I also put holiday stickers on the outside of the envelope.

I think I actually saw a "winterized" sticker on the water heater units now that I think about it.

I can appreciate the "sticker shock" but you need to view this from a "total cost of borrowing" standpoint; the majority of fees you listed are upfront and one time only (with the exception of the MIP).

A sticker only provides so much prevention.

I'm in your neck of the woods and love this part of the Portland area, once you get over the sticker shock I think there are some strategies that can work great in this area.

They don't know the original source, and it has been empty for 3 years.It's a nice house, still has some of the Anderson window stickers on the upstairs windows, but the area only sells in the area of 115K, with a purchase price around 40K.I'm guessing a full drywall tear out along with the insulation if needed, treatment by a mold remediation company with a certificate at completion, and then put it back together.

They put stickers on everything with the winterization date and it was dated December of 2014.

It just came across as very shoddy - rather than having stickers or nice little plaques to label the apartment numbers on the doors, they were drawn on with permanent marker...
