As a 70 years old retired general contractor/developer and a current RE broker, investor and PM with a reasonably good portfolio I have to say that I have lost my zest for massive cash and have resigned myself to passive cash which serves us well at this station in life.A lot of folks love the feeling of building more and more wealth and I applaud that quality.

Long ago I would ask the guy at the gas station why the price of gas goes up every Thursday and he always said it's just business.

Another factor is proximity to train station.

I would also review with the agent what types of safeguards the companies will expect (Hard wired smoke detectors, Central station alarms, extinguishers, etc.) as some of that will be cheaper to do during your rehab rather than laterIf you lease the commercial space out to certain businesses you may have to comply with additional codes.

There are a number of factors to consider; how long your brother has owned it, value of the property, type of building and specialty options (charging stations for electric equipment, etc.), fencing and security systems, and numerous other factors.
