Not having buyers lined up; if you don't know what will move quickly and have a place to take your "inventory" you can be spinning your wheels.

So I just wanted to bring a positive spin.

My wheels started spinning and I thought this would be a good opportunity to use that money (that I wouldn't have had otherwise) to start flipping real estate and multiply it several times over.

(or at least very close to completion)...otherwise you may just be spinning  your wheels and theirs..besides, it could take longer than anticipated to complete the remodel and the last thing you want is a lease and a tenant ready to move in and another week of final touches to finish for completion.....yikes..
