Often, units that are sitting on grade will see deterioration of the cooling fins, due to animal urine or other contaminants, and physical damage, both of which affect performance.

@Eric ChanYou are not due any lost profit They will resolve the lien so you have clear title If it’s a title claim and they have to do quiet title it can take over a yearThey will cover the costs to resolve the lien or pay it off that’s it.

Doesn't sound like that's the case here.One note though, if you already have it for the other tenants, we have crime free addendums and quiet hours for neighborhoods.

If the property is priced right it will sell, if it is sitting it is overpriced.

@Nick C.Because when someone is serious about transforming their life, and they constantly hear the marketplace is full of scammers, they decide to sit out and miss an opportunity.The other problem is that most people don't put in the work to achieve the results.

  -  All of the homes/properties have been renovated and have been in service for a number of years (meaning we have a strong history as successful  property owners/investors)-  All of the homes are higher-end rentals in very good neighborhoods -  All but 4 homes are completely paid off  with no mortgage overhead or LOC debt-  All homes have a very consistent rental history with very low vacancy-  All homes are turning a profit and our pre-door numbers are very goodBecause the homes are almost completely paid off, we have a good deal of equity in just sitting around. 

If you get the appraisal back and there's an issue with the value, you can sit down with builder and see where you can cut back on your costs.Side note.
