There are cases of people spending 5+ years in prison all the while refusing to divulge information related to assets in a trust.  

I need to do some more diligence as it relates to point #4 and #5

PMI is relatively low. .2-.23 for most of my clients.

So in this situation, where you have a relation with the borrower/home owner it is likely safe to assume if you get too greedy and ask for a heavy discount there will be no deal.

Days on market is about 2 months, slightly better than earlier this year but relatively speaking, it's still a more balanced market compared to rest of the Bay Area.
