@Katherine Sommer While I think on the national level (CA, NY, NJ, WA, OR, CT, NoVa) there are going to be some speed bumps in the road kicked off by a few global crises' (Great Britain's fuel shortage, China/Evergrande, inflation, end of forbearance).

If you're trying to buy at $345,000, the shortage is $45,000 not $75,000.

In recent conversations in my area (Summit County near 5 ski resorts) they are actually encouraging that type of development to increase density and options as there is a major affordable housing shortage in our mountain communities (join the club, right?).

Then continue to use those funds to BRRRROR2. 1031 Exchange the funds and pay market value (which I think is actually overinflated because of the supply shortage) essentially overpaying 50-60K on $700k worth of assets.In my mind, I'm thinking it's better to be cash heavy right now for when defaults come and continue to BRRRR and get the lost taxes back through wholesales/flips bought with the cash rather than overpay and lose the same amount on overinflated prices.

Going to have to put a new roof here soon :(UPDATE: New Roof Hurt --> got a quote in 2019 for a roof at about $7,500 and just had this one installed in 2021 for around $14,000 due to shortages!
