I never received a single response from an actual property owner — just self-promotions from PMCs or people affiliated with PMCs.

Hi Amanda, I self manage my properties in Akron, Canton, & Massillon. 

Most if not all of my income appears on my Schedule E as rental income from a college rental portfolio that I self manage.

If you see multiple posts a day, it's definitely worth speaking up about like @Nathan Gesner mentioned.At the end of the day, these "trolls, the cut and pasters, and AI posters" don't win in the long term....All sites or groups that grow experience the same issues with moderation (see Facebook groups), but VAs can't moderate because they are doing a letter of the law thing and not reading these garbage posts for what they are - spam, AI, number puffing, and cut and pasting, self-promo.

The only defense is saving, reserves, and insurance. 

Not enough current income to move the needle, but all the knowledge required to learn and, if you're self-managing, the always-present "the tenant could move/break/have problem any minute of the day" possibility. 

Also did you start out self managing the student rentals or once you acquired X amount you made the jump.
