If I ever have a lawsuit, it is the plaintiffs that would point out all the mistakes I had made and the judge would decide if they are correct or not.To form a Series LLC in Texas, the Secretary of State says "the language required by section 101.602(a)(1)-(2) of the Texas Business Organizations Code must be included in your certificate of formation and company agreement, and you must maintain separate records for the assets of each series"I think it is a smart move to set up a Series LLC.

In Washington State, you just go to the Secretary of State website and fill out the form, pick a name,  and pay $200.

I created a partnership than ends when home sells Looked up my secretary of state if the name was available for a future LLC.

That can be found out by talking to County Clerk's secretary or someone at the county that deals with tax deed sales.  

@Jason Greenway For an LLC in Washington State, all you need to do is go to the State Secretary website and do it directly.

An LLP has the same liability protection but is set up with the State's Secretary of State instead of the Corporations Commission.  

Today's update is that my realtor was able to talk to the appraiser's secretary yesterday and she said the report would be in this morning. 

I went ahead and printed the stamped copies off the secretary of state's website and am hoping those will suffice.
