This screams for judgement histories to be run.Be thorough but legal in your process, as Jon mentioned, but contrary to the "social responsibility" nuts looking to get elected, your first problem is to survive this business, and you must use all information at your disposal to do that.One bad tenant can put that into jeopardy.

Unless I run into some kind of absolutely screaming deal, I'm running far from any property with an HOA.

Just know that if it ends up in court, it will be ugly and expensive and "discrimination" is an all too easy weapon for the tenant to use to beat you into a lifeless, bloody pulp.Presumably, he's somewhat motivated to sell.  

Might depend on the denomination if they come out screaming or not. :)

I also had a Shepard.. which I loved.. she only bit one person and that is someone who walked into our home without permission saw the dog screamed turned and ran and instinct took over and she got bit in the butt...
