It helped with the scaling that allowed us to purchase a small MF every year.  

My wife and I own and manage 5 units as MTRs, and while it is certainly doable to manually update calendars across all the platforms (don't get me started on the deficiencies of iCal), we are looking to build a good foundations for future scaling as things are going well. 

I recoup my insurance i front and my fee.. the fee is all in points and interest there is no monthly payment is all on accrual.. this allows this client to do 3 to 5 deals a month with me. this was a good one they are not all 50k profits but most are 15 to 35k each all with ZERO money out other than EMD which is negligable like 500.00 bucks and utls.. this is how you use a capital partner to scale.. 

The banks are just very conservative in this environment.I met a gentlemen who came into my brewery (current location that I lease) and we got to talking about the general market and our plans to scale. 

Meaning, very easy to scale. 

Walk thru that exercise to determine you location and market strength.  83 units is a nice size to get started if you plan to Scale. 

I'm currently working on scaling up quickly through purchasing large SFR portfolios and/or apartments, and I've spoken to a few sellers willing to carry back a seller 2nd note of 20-30% (i.e. the down payment).

Getting enough money to be comfortable is a motivator but once you hit that point you'll find it's a quickly diminishing scale, in which more money doesn't particularly interest you enough to do things you don't enjoy doing.

It's interesting that they’re trying to relaunch this part of their platform, especially after scaling it back.

Of the 3 cities, I am leaning towards Charleston since it is bounded at least partially by water and wetlands which would prevent large-scale urban sprawl and increased supply of housing.
