Hi @Jordan MoorheadI welcome all lectures at this stage of my learning curb... common decency goes a long way especially in sensitive situations where you are asking someone to move out of a place (they hopefully like) that they've called home over a decade and have been paying next to nothing.

Being a successful real estate investor or wholesaler starts with not being shy about asking all the questions you need to get the answers you have to have.If you're dealing with a motivated seller and you're too squeamish to ask all the questions required to build the required rapport and ask all these questions, you'll definitely regret it down the road and it may be too late then.Avoiding the Almost-Insane Customer I really apologize to you if you're one of my sensitive readers, but you'll find out if you really want to go out there that some people are really emotionally maladjusted enough to be considered almost-crazy.Every landlord or homeowner that I've ever regretted dealing with came with warning signs at the very beginning of the communication process; warning signs I should have heeded.

Some customers are very sensitive to the cleaning fees and others are completely neutral to whatever you charge.

User error or are they time sensitive?

I don't like to have (and thus need to safe-guard) any more personal information than absolutely necessary, so my application says pay stubs will be needed, but I do not require them to be submitted with the application.

(We do clean the grills, routinely) For central HVAC systems, dryer vents, kitchen and bathroom exhaust vents, they do indeed need duct cleaning periodically based on actual buildup of grease, lint, or other drek. 2) If the exposed grills were actually dirty at move in, or if there was any indication/conversation regarding sensitivity/asthma or similar concerns, and depending on just how dirty the ducts are, I might consider having the ducts cleaned, except for #3.3) Check local law, but you should be able to simply "non-renew", with no reason.

The 5+ multifamily space is a lot more sensitive to rates. 

Learn what documents they need from you during underwriting to understand their process better and know what sensitive information you'll have to disclose. 

At the same time, I believe the topic of investing can be a sensitive topic to many people because it brings up the discussion of money.
