While I’ve been involved in much of the process, and I know Hawaii’s rules, regs and other intricacies well, I have never obtained investors, never signed contractsI and never opened escrow so I feel like I’ve been more of a spectator… I’m basically starting from scratch and I’m a bit nervous.

I've sold rentals before and almost always was asked for a copy of my Sch E.Also during the due diligence and inspection, try to talk to the tenants directly to confirm how much they pay, and also if there are known issues that haven't been repaired (roof leaks, frozen pipes in the same area every winter, etc).

For example one family wants to repair the roof and the other wants to replace it.

I dont think most private investors really contemplate those aspects of buying in 100% BTR communities.. its not MF  .. 

The automation aspect was cool, but as carriers are getting stricter it's going to be harder to have good delivery rates.

Leave the ugly cabinets (or just paint them), leave a roof thats on its last leg and maybe has 4 or 5 years tops with repairs if that.My goal was to take down houses and by doing that, I was able to grow faster and offer more so I could get more. 

There must be a cause for mold growth, and that cause is almost always moisture.Check there are no roof leaks or attic window leaks.
