I once represented an investor in REO purchase.

So, for as long as the note we hold doesn’t pay off, we collect $10,722 monthly interest and pay out $4,100 on the underlying note - of which prox $2,000 is interest with the balance principal reduction (since our note is interest only this represents note equity buildup).  

I suppose the other way to ask this would be if you were representing the seller, would this be good reason to believe the seller should either lower the amount significantly or forgo altogether?

There is a big difference between providing you leads or representing you throughout the purchase of the property.

And you have the ability to bring it back on the market and represent the sale. 

I think the representative you deal with is the determining factor.
