I remember thinking how absolutely absurd it was to still be living this way after tripling my income, and on top of that my Wife was getting ready to graduate nursing school which would add even more income but, I had no clue how to keep it from disappearing every month and wondering what happened.

Remember, successful investing is a marathon, not a sprint, and patience and consistency are key.

When I ran across it, if I remember correctly, on a 5 year loan, 18% interest,  after 1 year of payments, the balance was 20% more than the original loan.

I also called Cobb County about the rental possibility, and they did tell me about the square footage requirement (sorry I can't remember what it was per person, but mine is 1,200 SF so I'm way over what they said it had to be per person).  

And remember if you are spending the cash flow vs using it all to grow, it will take a long time to get anywhere.            

Although, you are providing a lot you have to remember that the broker is legally on the hook for all of the problems.
