Rently is fine for the basics, assuming they have fixed their reliability problems.

TransUnion does provide a resident score, and after years of using their service, I've found the resident score to be quite reliable.

If yours is the only STR within 20 miles and there aren't any cities or larger towns within a 20-30 minute drive, you could easily run into trouble even finding a reliable cleaning person, let alone a full-service STR management company.I would also definitely take the time to find some comps on Airbnb in the same area as yours, with as close to the same bed/bath count as yours, and with the same finishes and amenities as you are planning to put in yours.  

So while 50k is probably enough to get you started in real estate, it is nowhere close to being capable of generating that kind of reliable income without serious growth.

It's not like comparing apples to apples where you can view one 4 unit building against another unless you are building identically permitted buildings on parcels that share the same site conditions.

The seller doesn't have the borrower's driver license or any identity verification paperwork.

So look for very high growth areas or reliable/stable areas that won't get as affected if any type of downturn actually happens.
