This building was built and 1924 and has a lot of old character.

Unfortunately, Texas has a law prohibiting HELOCs on rental properties and I believe they also have a 70-75% max total loans allowed on the property which cuts into the equity I've built and would only allow for me to access 30K which would make it less appealing to go through the process for only 30K.

Some of the features I am looking for (most likely there is not 1 single vendor who has all this built-in, but more of a technology stack that integrates nicely)Would something like propstream, carrot, and kixie be powerful enough to get rolling out the gates and still be efficient in your eyes?

Once you get one under your belt, then you can think about out of state investing later and use the equity you built with the high appreciating market you are probably in!

The house is re built (low cap ex) and it seems like you have a great tenant.

My builder has 4 houses in the area already built and on MLS but I can't deploy another owner occupied mortgage for another 11 months.
