I recommend connecting with deal finders in the area you're looking for deals that aren't available to the open market.

People would fake a slip and fall in a Walmart, but they likely aren't going to do that in an antique shop. 

If so conventional will be better because FHA/Conv guidelines are the wheel house typically of mortgage broker and some times banker (synonymous names but they all do and sell the same product).Credit unions can sometimes do Fannie Freddie/conventional FHA too but generally aren’t that great at them.

I don't know what the market like is in SoCal but I would imagine that contractor costs aren't much less there in LA area than the Bay Area.With @Dan H.'

Nothing else matters.In general, they are all close enough to the same that you aren't missing a Maserati and using a Prius when the costs are all around the same.

I've looked, and yes there are places that aren't booked.
