I graduated from ECU in 1992, started a small business that has been open to the public in the same location for 32 years while slowly and methodically built this small RE retirement portfolio and with our last one set to graduate next year,  I'm ready to retire and relax. 

And if I am a publicly traded company – then maybe even my shareholders want me to limit my risk to investment properties.

If you get a copy of the seller's deed from the public records and it was prepared and recorded by a title company, their file number is probably on it, most likely in the upper left-hand corner. 

normally from what I've seen on a national entitlement and an institutional level most people avoid deals that don't have public utilities and I'd recommend the same if it isn't too late.

I know sale price is public data, but rental price pulls from zillow rental manager.

You might have to buy this data but usually the median home price is public information. 

There is no coffee shop within walking distance and very little commercial properties within walking distance.Not sure if its a pro/con but we are across the street from a large park with a public swimming pool.
