Nick1st of all I would recommend not eating crayons, I don’t really understand military humor but if you are eating crayons I’d recommend taking care of that issue before you are ready to buy real estate, 2ndly I’d make this decision based on where you want over where to “invest”.

To get a better idea of what your ideal build would cost, find a build you like on HAR and present that to a builder so they can see the pics (finishes/design etc) and with that particular square footage they can give you an idea of what it will cost.

At the end of the day, the accretion to wealth is still present. 

I have several property proposals already, ready to present, my team and I will hand all aspects of the investment. we handle the acquisition, the renovation, and management.

So my question is, where can I find analysis tools or spreadsheets that I can use to work out the numbers and put together a formal/semi-official/convincing package to present to the prospective investors?  

What makes it worse is that im supposed to be out of my current living situation on the 29th @Grant CoxUsually underwriters present all their 'objections' in one go.  

If you haven’t had the conversation with your relative about getting those “unofficial” tenants out, I believe you should do that soon and present your plan how it will be beneficial for both of you and you can begin the process of getting new tenants in.
