Go to REI meetings and start networking so that the biggest players in your market know who you are.

Michael,I would track down the bigger players in your area and go into their office or a meet up.

I've am both an active and passive player in REI to satisfy both spectrums for myself so you may want to look at a two pronged strategy and not put all your eggs into one basket, especially if you are a newbie to owning apartments.
