We can tell by shots of the house that it was a few years ago (no fence, no doggy doors, etc), so we’d never be able to pinpoint the actual renter, but we do have the actress’s name.

This helped to pinpoint exact subdivisions within my target market area.

So many variables, it's impossible to pinpoint the problem, however I'll venture a guess:  If you only have gotten 2 showings in 2+ months, and factoring in the winter weather, and assuming the house is on MLS, and the average dom is less than 70+ days, and the style of house is appropriate for the location, layout and its condition, IT'S THE PRICE.With respect, the realtor selection imho is your bad.  

I'm working on pinpointing where I should do house number 2 at but I know I'm going to try to right when house number 1 closes.

Cap Rates vary based on the use, but Granby is not a huge market, so pinpointing it (when there are such limited supply) is tough.

I'd also note that there are plenty of ways to find properties via finding them yourself through networking, online searches, and pinpointing your area of interest and finding for-sale signs, etc.

I really need some asap replies to pinpoint some banks which still offer 20% down in Minnesota.
