This seller has many more properties to sell off in time and would like to keep the relationship going but once I tell perspective investors that they cannot access the properties they lose interest. 

From my perspective, the main issue I encountered is whether you're allowed to transfer ownership from your personal name to an LLC.

As you push to change the laws, look at all sides, rather than just the profit perspective.

So from the lenders perspective, they are covered if expenses are less than 92.5% but this includes more than vacancy, maintenance/cap ex.  

Also forgot to mention that it also allows you to address an issue before it gets out of hand and gives you a perspective on your renewal prospects for that tenant.
