I have a few perspectives on this (and full disclosure, I am a relatively newer landlord, so I have not dealt with this situation a ton).

If Gen Z wins, it means prices come back down to match wages and the equity people have gained over the past 3 years will be lessened (not saying wiped out but it will take a wack).Like all other bank we would either have no landing hard landing and soft landing.a hard landing situation is the situation that you describe above where Fed going to reduce so much that we would see 3 percent mortgage rate again hence GenZ winning , 5 percent drop with 2 % drop in price would be very beneficial to GenZ buyer.from tech perspective this is possible because most of cash generated tech company is losing money too today as they can’t greater profit. 

Posting the same question in multiple forums.After reading through, I learnt the lessons and applied it as regards questions I would normally ask about my interest in wholesaling as a strategy to starting in the Real Estate Industry, I realize a whole lot of persons had same questions and I learnt from the Responses on the various discussions.It also changed my perspective in the way I approached the vets in the house, right now I just want to connect, I mean we are seeking financial freedom and for most of us that is time to do what we want and if I don't have regards for your time by being valuable to you, then I don't regard you enough.

But from my personal perspective their previous lease does not involve YOU at all.  

Unfortunately, there are very few duplexes in Raleigh and the surrounding area and the few that are available are definitely not for sale for an amount that would make sense from a numbers perspective.

Reno makes sense from a tax and insurance and economic growth perspective and also proximity to family but it's not a place I've fallen in love with despite spending two weeks there (one week last winter and one week more recently in the summer).

Look at it from both a pure cash flow perspective (since you'll be realizing your gain) and a return on equity perspective.

I ask this from the perspective of a HML being covered 100% and using the cash out to pay off a HML. - Saying "Loan to Value" is a good term. 

This definitely seems high from my perspective, although it depends partially on how many valleys and roof penetrations there are.

I believe it takes a specific type of personality to make wholesaling a success and a program can't teach that.Interesting perspective.
