We did some peculiar things with the mods including omitting the typical ceiling frame on the first floor mods, balloon framing floors within the mods to create loft spaces and designing 15'-0" tall mods that required special carriers to transport.

., market top) is going to be when people start getting excited about properties in Woonsocket again.What @Brandon Ingegneri was being polite about saying, is that most of Woonsocket is a tough area.I would strongly recommend visiting the property in the daytime, evening, and weekends, and talk to neighbors and people in the area to get a sense of who you'll be dealing with.Woonsocket has a lot of tenants who get rental assistance (section 8 or RI housing vouchers), which is not necessarily a bad thing but you must screen them as well as you would any other tenant - and in Woonsocket you must screen thoroughly.I would venture to say that a not insignificant portion of the the state's "professional tenants" (who move in to one property, pay no or partial rent to string the free ride along as much as possible - they love new landlords - then get evicted and repeat the process) reside in Woonsocket.Others have spoken to the peculiarities of the building well so I won't repeat that, but as a general rule if the property deviates from the "usual" in some way, like a slate roof or geothermal heating, you want to be extra careful that you understand what you're getting into, even if it means paying a professional for a real inspection/evaluation.

The problem deepens: The old landlord chose to go with a non-standard lease agreement that does not cover the topic either smokers or pets in any way, not even a passing mention (and there's no addendum for either as well).I want the two male tenants out; I have been told that they are smoking in the house (including marijuana), though at the moment I do not have any personal verification of this (I do know they smoke outside).

I have a customer that it took 2 months to get non-paying tenant out, when they did, he was using his living room as a marijuana grow house, all flooring had to come out and his pitbull tore up every cabinet in the house.

Property: 5br/3ba, 1 acre lot w/ 30x40 Pole BarnARV: $215,000 - $220,000Purchase Price: $70,000Renovation Required: Estimated $80,000-$100,000... 100% complete renovation required - home in disrepair, utilities shut off (but operational per seller), owner living there with kerosene heater and gas generator currently; drywall repair/replacement throughout; new flooring; some new windows; complete kitchen demo/renovation, everything else you'd expect in a flip.Potential issues: Home exterior is 100% brick; my partner thought he saw some issues (bricks cracked/missing) in a couple spots on his way in; house smells (like money to me - like a combination of dog urine and marijuana to most others!)

Nevada will be voting in November to legalize marijuana usage for any one over 18 years of age and looking at Colorado and the HUGE tax/business benefits it has brought to them, i was thinking if this passes it is a potential opportunity for huge growth.
