Create a trailer park? 

Students don't want to have to pay for a parking permit if they don't have to.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Then you can park your capital, earn a decent return, wait for something great to pop up, then 1031 into the new investment. 

Considering airbnb's downtown, long term rentals in up and coming areas near burns park, fixer uppers...pretty much anything except student housing - that feels hard!

The community amenities and good schools make it appealing for families.Brownsburg: Located northwest of Indianapolis, Brownsburg has been experiencing growth and offers a suburban feel with access to parks, which is great for families looking for rental properties.Plainfield: This town to the southwest has a mix of residential and commercial developments.

In my view it is the equivalent of parking in handicap parking spot when you are not handicapped.  

That is what my two separate clients did.For $150-200k - we can search in the Belmont/South Park/Northridge Estates/Huber Heights area as we may get priced out of Kettering/Centerville/Beavercreek.

Say the reason people came to the area didn't exist anymore.Say everyone came to a theme park and that park closed.
