Yes, there are a few true PM outfits and. few personally wealthy individuals that lend their own money, but for the most part your deal is being funded by one of the big 5.A few have very high standards and try to write A paper at all times, Civic started loosening up guidelines, reducing credit limits, not vetting cash reserves. 

People think that Private Money outfits just throw their money around, and they do not. 

We outfitted several places for 10 cents on the dollar doing this. 

I had a friend manage my space as a co-host when I lived out of state for a year, but I was unable to find a pro outfit.

Thankfully :)  Good - keep that outfit in your rolodex.

Having turned a many properties over to several of the turnkey outfits in Memphis and watching the progression of these properties, I can say there are some slight differences in their approach.

They are one of the outfits that travels around and does seminars at hotels.  

Between the unforgiving real estate market in Detroit, and an abundance of unscrupulous turnkey rental outfits, you can lose everything you invest.
