It recommends charging $1,000/month plus utilities, maintaining the property, and drafting a written agreement.

Which just means that rather than the new loan maturing in a nice round 5 or 7 years, it will mature in 2 years and 10 months, if that's how long your lease with the current tenant is.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

I approached them and told them our plan to convert the space (assumptive sale style) and offered to renew their lease and lock them in for the same rate for 18 months at the same time.

Maybe a really nice outdoor space with tv and fireplace?

And my rentals there are cash flowing nice, but it's taking some time to getting it occupied, and I also found out that I need to make sure that the tenant is paying for the water, because the water bills are really high over there.I will keep you all posted along my journey, and I hope I could help you friends.
