He was late, he showed up at the wrong HD location, even though we texted him the address and verbally confirmed it the day before, and then he mentioned lunch b4 we even loaded the supplies in HIS truck.

You don't want a sports car or a monster truck to show houses, you want a Buick, Camry, reasonable SUV, etc.

I can seemingly spend a day in the truck and accomplish very little.

Basically, I don't mind driving my little 95 truck around so I can use that money instead of a car note.

The tenant can pull up a truck and move desks and chairs in the middle of the night pretty easily and skip town.Medical office is a different animal.

I'm in the same boat as you bud... a very small savings account but I am probably going to sell my truck and a few other things that I don't really 'need' to be able to make the down-payment of 15% (using a VA loan).  

This gives you a chance to meet the contractor before he comes to your house and also to see what kind of truck he drives.

They moved away some furniture, but still some left as well as an old truck. 

I used to paint apartments in that area with my brother for spare cash and we would have to bring an extra guy to watch the truck.
